Below are some brief points in purchasing property in Slovenia.

Whether you choose to purchase your real estate on the coast, or in the mountains, the lakes or the ski resorts the real estate purchase process now that Slovenia has joined the European Union has never been easier.
Until recently Slovenian banks did not grant real estate mortgages for non-residents to purchase property, but now some banks will grant mortgages of 70% of the properties value, on a repayment basis.
Once you have agreed the price of your property and like most places a bit of bartering over the final price is quite normal, you would be expected to pay a deposit of 10% to secure the property and a preliminary contract is issued. If buying through a real estate agent a further 4% plus vat@20% is usually payable, this is split between the purchaser of the property and the seller. Once this has been agreed the main property sale contract can be drawn up.
As with all purchases abroad, we recommend that you engage an independent legal advisor to check the properties purchase contract you will be asked to sign, and assist you with the translation of the Land Registry documents
Land Searches
The cost of this is normally included within the Real Estate Agents fees and will take about 2 days to achieve.

EMSO number
This number is allocated to Slovenia citizens at birth, and non Slovenians when purchasing a property in Slovenia need to apply for one, this can been gained easily and quite quickly.

Costs
An extra 5% should be allocated within your Slovenia real estate budget for legal expenses. Buildings and Household contents insurances are available through numerous insurance companies in Slovenia. These policies are normally adequate when using the property for personal use, if you intend to rent out the real estate please check if you are covered for your liability to your tenants.

Banks
You will need to open a Slovenian bank account to receive your transfer of funds and to arrange the standing orders for electricity, water etc.

Funds
Your Slovenia real estate purchase price will usually be in Euros so you can arrange for monies to be transferred to Slovenia either by your bank,or a currency transfer company, it will pay you to look around as we have known of people make savings when using one of these companies.

Finally
Now that everything has been done your legal advisor will ask you to sign the main contract and then an application is made to the Land Registry to notify them of your Slovenia real estate purchase and you get the keys!
